How much does an underground
wine cellar cost.

It is the first question on almost every site visit and the one with the fewest honest answers online: how much does an underground wine cellar cost? Here are real Spanish market ranges for 2026, with the breakdown by component, what changes depending on your starting point (existing basement or excavation) and the annual running cost.

1. Price table by capacity

2. The decisive factor: basement or excavation

Two cellars identical in capacity and finishes can differ by €50,000 purely because of the starting point. Before looking at materials, look at the space.

A · Existing basement, dry and accessible

The ideal and most common scenario: a storeroom, an underground garage, a disused basement. The structure is there, the headroom is there and the ground has been supplying thermal inertia for years. The work concentrates on waterproofing, insulating, cladding and climate control. Most residential basements sit 2.5-3.5 metres deep, which is precisely the range where soil temperature varies by less than 2 °C between summer and winter.

B · Existing basement with damp

Very common in older buildings in Barcelona, Bilbao or San Sebastián. There is rising damp through capillary action and there is no point installing racking on top of it. The EPDM membrane, perimeter drainage and safety sump come first: €4,000-€12,000 extra depending on area and severity. It is money well spent; without it, the cellar becomes a mould problem within two years.

C · No basement: excavation

Under a garage, under a garden or using a suspended ground floor. It requires a structural survey, planning permission and often underpinning of the foundations. Excavation, retaining works, slab and access run from €25,000 to €70,000 depending on ground conditions (rock, clay, water table), machinery access and underpinning needs. It only makes sense on new builds or full refurbishments, where excavation is coordinated with the rest of the works and its marginal cost drops sharply.

Note how little the climate equipment weighs (13 %) compared with an above-ground cellar, where it can reach 25-30 %. That is the structural advantage of building below grade: the unit compensates rather than fights. In exchange, waterproofing, which simply does not exist above ground, takes almost a fifth of the project.

4. Six variables that move the budget

  1. Damp condition of the space. A dry basement versus one with rising damp: €4,000-€12,000 of difference in preparatory work alone.
  2. Racking material. Solid French oak and American walnut cost 2.5-3 times more than veneered board racking. On 2,500 bottles that is €8,000-€9,000 of difference.
  3. Flooring and walls. Microcement comes in at a third of laid natural stone. Original exposed stone, where the building has it, is both the most economical option and the most beautiful.
  4. Single or multi-temperature. A single-temperature cellar at 14 °C ±0.5 °C is simpler and cheaper. Multi-temperature (5-18 °C by zone, to serve sparkling and whites straight from the cellar) adds €3,000-€7,000.
  5. Tasting area. Solid oak table, glassware drawers, dimmable lighting and a service fridge: €4,000 to €15,000 depending on specification. It is the first thing cut when the budget tightens and the first thing missed afterwards.
  6. Access. An existing staircase costs nothing. A new staircase, a motorised hatch or a glazed access from the living room can add €6,000 to €30,000.

5. How an underground cellar is built: phases and timescales

From signature to first bottle, 10 to 16 weeks on an existing basement. With prior excavation, 6 to 12 weeks more including planning permission.

Phase 6 is the most underestimated. A newly built cellar carries construction moisture and needs to stabilise before receiving bottles: moving the collection in too early is the most expensive mistake in the whole process.

This covers electricity for the back-up cooling unit, treated water for the humidifier, filters and one annual technical visit (probe calibration, checks on seals and drainage). Electricity is the smallest line, and that is exactly the reason to put a cellar underground: at 3 metres below grade, the cooling unit runs for a few weeks a year.

7. Is it worth it against a climate-controlled cellar?

It depends on three things: whether there is a basement, how many bottles you want to keep and for how long.

  • No basement and under 1,000 bottles: not worth it. A climate-controlled cellar above ground or a built-in kitchen wine cabinet delivers more per euro invested.
  • With a basement and over 1,500 bottles: nearly always worth it. The initial investment is higher, but annual consumption falls, thermal stability is better (±0.3-0.5 °C a year against a typical ±1 °C above ground) and long-ageing wine notices.
  • Wines for 15-30 years of ageing: always worth it where feasible. No mechanical system matches the stability of 3 metres of earth, and no mechanical system runs 30 years without a failure.

Is an underground cellar cheaper than a climate-controlled wine room?

An above-ground cellar is cheaper to build and more expensive to run. An underground cellar costs more up front and far less afterwards, because the ground holds 13-15 °C naturally all year round.

Below €15,000-€18,000 a bespoke underground cellar does not pay off: without professional waterproofing and real humidity control the result is a cool storeroom, not a cellar. Under 500 bottles, a climate-controlled cellar or a bespoke wine cabinet returns more per euro.
